MEETING OCTOBER 22, 2001, 7:30 P. M., AT THE
VIENNA
TOWNSHIP HALL, 3400 W. VIENNA ROAD,
CLIO, MI 48420
PRESENT: Vernon Curtis, Dale Frappier, Lee Garner,
Scott Preseau, Ben
Ranger, Gery Giltinan, Robert Palmer,
Beverley Williams.
ABSENT: James
Schweitzer.
PREVIOUS MINUTES: October 10, 2001. Moved by Garner, seconded by Frappier to
accept previous minutes as
presented.
Motion carried.
NEW
BUSINESS:
Item
1. Dixie Development, Site Plan Review for proposed retail development on
Vienna Road
between
Simms Chevrolet and Genesys Diagnostics building.
A. John Kosta, Grainger Associates, Inc, was
present requesting site plan approval for
a rental unit with possibility of 4
tenants. The building will have brick
on the front
and concrete block on the back that will
be painted the same color as the front.
B. Bob Palmer recommended approval because the
land use is good, the plan
complies pretty well with the design
guidelines setup by the BDA, it has more than
enough parking, and it complies with our
ordinance.
C.
There was considerable discussion on the detention basin. It was suggested that Mr.
Kosta actively explore the possibility of
hooking into the Genesys detention basin.
D.
Moved by Ranger, seconded by Garner to grant approval of the site plan as
presented, pending approval of the
Genesee County Drain Commission and
Michigan Department of Transportation.

Nays—None.
Motion carried.
Item 2. Dale
Vuillemot, Site Plan Review to change the use of Curly’s Car Wash at 12085 N.
Saginaw
Road.
A. Mr. Vuillemot stated that he will knock off
the portions of the building
that are encroaching on the right-of-way,
put the garage doors on the front and
completely close the back of the building
with siding. He intends to use the
building
for inside storage only.
B. Moved by Giltinan, seconded by Preseau to
approve Mr. Vuillemot’s site plan to
change the use and do some cosmetic
adjustment as presented.

Call Vote: Yeas—Giltinan, Ranger,
Preseau, Frappier, Garner, Curtis.
Nays—None. Motion carried.
