| Chairperson Curtis opened the meeting at 6:00pm and led the Pledge of Allegiance. | |||||
| Present: | Vernon Curtis, James Schweitzer, Dale Frappier, Gery Giltinan, Lee Garner, | ||||
| Ben Ranger, Robert Palmer, and Mary Johnson. | |||||
| Absent: | Scott Preseau. | ||||
| Minutes: | Motion by Ranger, seconded by Schweitzer to approve the minutes of July 14, 2003 as presented. | ||||

| Communications | Bob Palmer reported that he went to see Claude Coates at Vilican-Leman to | ||||
| discuss some changes in the proposed ordinances. He said Mr. Coates envisioned | |||||
| one big Planning Commission meeting to rezone numerous properties to match the | |||||
| new Master Plan. We will keep most of our old zoning classifications, but Mr. Coates | |||||
| said RA would be AR to designate agricultural zoning more readily. He will also | |||||
| break down the commercial zoning into different classifications. | |||||
| Petitions: | 1. Scott Nichols Pond. Scott Nichols was in attendance. | ||||
| Motion by Schweitzer, seconded by Garner to take this matter off the table. | |||||
| All ayes, motion carries. | |||||
| Chairperson Curtis explained that Mr. Nichols had to petition the ZBA for a variance | |||||
| to the size of his property. The Pond Ordinance requires 3 acres, and Mr. Nichols | |||||
| has 2.74 acres. Chairperson Curtis said the ZBA had granted the variance. | |||||
| Motion by Ranger to grant the application for the pond permit with a safety station | |||||
| added to the plans. Roll call vote. All ayes, motion carries. | |||||
| 2. Final Site Plan Approval for Cedar Park Site Condos. Sten Palmer, Davision | |||||
| Land Surveying was in attendance representing the owner. | |||||
| Chairperson Curtis noted the letter from Tony McKerchie, President of Ashtyn | |||||
| Estates, LLC. Cedar Park was required to enlarge the detention basin at Ashtyn | |||||
| Estates for their runoff. In Mr. McKerchie's letter he noted that this has not been | |||||
| done but should be completed before construction is to begin. | |||||
| Bob Palmer said that in Phase 2 a cleanup of the cul-de-sac connecting Cedar Park | |||||
| to Pheasant Run should be required, at their expense, and that the connecting road | |||||
| should have the same name. | |||||
| Motion by Ranger, seconded by Garner to approve the final site plan for Cedar Park | |||||
| with the following provisions. Enlarge the detention basin at Ashtyn Estates, and do | |||||
| a cleanup of Phase 2, Foxway Dr. that will connect Cedar Park to Pheasant Run at | |||||
| their expense. Roll call vote. All ayes, motion carries. | |||||
