CHARTER TOWNSHIP OF VIENNA  
  PLANNING COMMISSION MINUTES  
   JANUARY  26, 2004   6:00PM  
 
Chairperson Curtis opened the meeting at 6:00pm and led the Pledge of Allegiance.  
 
Present: Vernon Curtis, Gery Giltinan, Ben Ranger, Kathy Ridley, Doug Chilson, John Krieger,
Max Schweitzer,  Bob Palmer, and Mary Johnson.  
 
Absent: None.  
 
Minutes: Motion by Schweitzer, seconded by Chilson to approve the minutes of 1-12-04  
as presented.  All ayes, motion carries.  
 
Additions/ Bob Palmer said he had received updated zoning maps today.  
Changes:  
 
Communications: None.  
 
Petitions: 1. Crystal Gardens, 3289 Field Rd. Special Land Use.  
Secretary Giltinan read the Notice of Public Hearing.  
   
Jeff Ferweda, Sedgewick & Ferweda Architects, was present to present the project.  
He said this is a five acre parcel with an existing business for 20 years, 15 years  
with the present owner. The owner has recently paved and striped the parking lot.  
The owner is requesting to build a wedding chapel to go along with the present  
reception hall.  
   
Bob Palmer said this was an allowable under Special Land Use. It will be hundreds  
of feet away from other properties and is a good use of the property.  
   
Vernon Curtis noted that they will go to the ZBA this Thursday because they are 14  
parking spots short of the requirement so if Special Land Use is approved he would  
like it contingent upon approval from the ZBA.  
   
Chairperson Curtis opened discussion to the audience.  
 
1. Mark Schwartz, 3248 Field Rd. asked if the property would be zoned commercial  
and was told no.

1. Schweitzer asked if there was a dumpster on the property and was told yes.  
2. Giltinan asked about handicapped parking at the Chapel. Mr. Ferweda said he  
    will take a few from the Hall and put them at the Chapel  
3. Ridley asked about the capacity in the hall and Mr. Ferweda said the code is 266.  
4. Giltinan asked if the driveway was wide enough and Mr. Ferweda said it was 16'.  
5. Ranger said the house is vacant and for sale.  
 
Mark Schwartz said the drive isn't big enough for emergency vehicles. Mr. Ferweda  
said it could be enlarged to 30' with perhaps a gravel shoulder.  
Palmer said 4' of stone mix on one side would make a great difference.  
 
Motion by Schweitzer, seconded by Ranger to approve the Special Land Use  
subject to approval by the ZBA, the dumpster being enclosed, and 4' of stone mix  
on the east side of the driveway. Roll call vote. All ayes, motion carries.

New Business: 1. New zoning map.
