CHARTER TOWNSHIP OF VIENNA  
   PLANNING COMMISSION MINUTES  
  AUGUST 14, 2006  
     
     
Chairperson Curtis opened the meeting at 6:00pm and led the Pledge of Allegiance.  
Present: Vernon Curtis, Doug Chilson,  John Krieger,  Mike Zinn, Bob Palmer, and Mary  
Johnson.  
 
Absent: Max Schweitzer, Ben Ranger, and Gery Giltinan.  
 
Communications  None.  
 
Minutes: Motion by Zinn, seconded by Chilson to approve the minutes of 7-24-06 as presented.  
All ayes. Motion carries.  
 
New Business: 1. Dutchman's Cove, Final Site Plan. David DeMarr was present and spoke on his  
project. He said the condos will be similar to his other two developments. There will  
be 48 units, with three bedrooms, and larger garages. There will also be larger green  
spaces.  
 
Audience Comments: None  
 
Board Comments:  
Bob Palmer said the area is zoned properly, and we know Mr. DeMarr's product. He  
likes the longer driveways.  
Vernon Curtis said Mr. DeMarr builds a nice project.  
Doug Chilson asked when he would begin and was told as soon as possible, that he  
wants to have the asphalt finished this fall.  
 
Motion by Zinn, seconded by Krieger to approve the final site plan for Dutchman's Cove.  
Roll call vote. All ayes, motion carries.  
 
2. Hick's Outdoor. John Costa, Architect for the business, spoke on the project.  
He said Hick's Outdoors is taking over the old Bingo Hall at 11404 N. Linden Rd. He  
said the building is 14,000 sq. ft. They plan to paint the outside and add landscaping.  
They will add a window on the west side where the barbershop will be. The landscaping  
will be pine trees and boulders which will match their new logo. Mr. Costa said he has  
spoken to the Road Commission and they will not require a permit. The road has been  
recently updated for the Wal-Mart store. They plan to be open Thanksgiving weekend.

Board Comments:  
Bob Palmer said this is a great use of the space. The outside has to be earthtones.  
There is enough parking so he has no issues with the plan.  
Doug Chilson asked if there will be a new entrance and was told they will use the present
entrance and will put in an awning.  
Vernon Curtis asked about the hours of operation. Mark Kearly, owner, said 11-12 hours  
a day, seven days a week.  
Vernon Curtis asked about the sign and was told they will just put a new insert in the  
present sign with landscaping at the base to match the building.  
Doug Chilson this is an excellent use of the building.  
 
Motion by Zinn, seconded by Chilson to approve the final site plan for Hick's Outdoor  
as presented. Roll call vote. All ayes, motion carries.  
 
Unfinished Bus: None.  
 
New Business: None.  
 
The meeting was adjourned at 6:26pm.
